1. A booking between the owner and the person(s) making the booking the guest(s) is only valid after the booking form has been received and signed. Your completed booking form showing the names of all persons on whose behalf you are making the booking must be accompanied by a non-refundable deposit of £100 per week or part week booked. The person(s) signing the booking form confirms he/she has the authority of all persons included in the holiday to make the booing on their behalf and that he/she has read and accepted these booking conditions. The deposit is accepted as part payment towards the cost of the holiday.

2. On receipt of your completed booking form and deposit your booking will be confirmed and accepted in respect of all persons named on the form. An invoice for the final balance and security deposit will be sent approximately 10 weeks prior to departure. If you book within 8 weeks of departure you must pay the total price of the holiday and security deposit at the time of booking.

3. Should you wish to cancel your booking, this must be confirmed in writing by the person in whose name the booking was originally made. In the event of cancellation or part cancellation, the following charges will be applied.

• 60 days prior to departure date - Deposit only
• 59-31 days - 50% of total cost
• 30-15 days - 75% of total cost
• 14 days or less - 100% of total cost

4. If the final balance is not paid together with the security deposit at the prescribed time then the owner reserves the right to cancel the booking by giving notice in writing to the guest. Upon cancellation the booking deposit shall be forfeited by the guest and the owner shall be entitled to recover from the guests all amounts due.

5. The security deposit of £200 which is payable with the final balance will be refunded (within 14 days) upon return of the keys to the owners local management company and when confirmation is received from them that no loss or damages has occurred to the property, its furnishings or contents during the period of the rental. The guest(s) shall be liable for all cost, without limit, of making good any and all damages of loss to the property, its furnishings or contents during the period of rental, with the exception of losses or damage arising as a result of events insured by the owner.

6. Occupancy of the property is limited to 10 persons and 1 infant under the age of 18 months and only those persons named on the booking form will be permitted to occupy the property during the rental period.

7. The owners do not accept any responsibility or liability for loss or damages or changes caused by force majeure events or any other event beyond the owners' direct control, nor any injury, however caused as a result of the use of the property's swimming pool, nor any loss or theft of luggage or personal property at any time in or about the property, or any location in the USA. Guests are advised not to allow unsupervised children use the swimming pool. The pool is around 6ft deep at its deepest point, is not designed for diving and this activity is dangerous.

8. In the unlikely event that circumstances beyond the reasonable control of the owners, necessitate the cancellation of the booking, the owner reserves the right to cancel the booking at any time, and shall only be liable to refund the monies already paid by the guest(s), or make alternative arrangements by agreement with the guests(s).
